Crestel Projects Ltd successfully delivered a high-quality CAT B refurbishment across the 2nd, 3rd, and 4th floors of the Clockwork Building, transforming vacant office accommodation into modern, market-ready workspace aligned with contemporary tenant expectations.
The project formed part of the landlord’s wider asset-enhancement strategy, focusing on improving presentation, functionality and lettability while working within a live, multi-tenanted building. Delivered under a tightly controlled programme, the refurbishment combined robust health & safety management with a refined architectural finish.
1. Project Overview
Working in close collaboration with the client team and the appointed surveyors, Crestel undertook a comprehensive internal refurbishment across three floors, creating bright, open-plan office environments with upgraded services, finishes and shared amenities. The completed spaces now provide flexible, high-quality accommodation suitable for immediate occupation.
The scheme balanced exposed structural elements with contemporary finishes, retaining the character of the existing concrete frame while delivering a clean, professional CAT B specification.

Live Building Environment
With other tenants remaining in occupation, careful planning was required to manage logistics, noise and access. Crestel implemented strict site segregation, coordinated deliveries with building management, and maintained clear communication with all stakeholders to minimise disruption.

Existing Building Constraints
The 1970s concrete-framed structure required a sensitive approach to services coordination and finishes. Retaining exposed soffits while upgrading lighting and mechanical systems demanded close attention to detail to achieve both performance and aesthetics.

Health and Safety Management
Working from detailed pre-construction information, Crestel developed and implemented a comprehensive Construction Phase Health & Safety Plan, ensuring full compliance with CDM 2015. All works were delivered with zero reportable incidents.
