Crestel Projects successfully delivered a two-phase commercial-to-residential conversion in the heart of Bath city centre, transforming a high-street property into a collection of luxury apartments. The project was commissioned by Halifax Pension c/o Rockspring Ltd and involved complex structural modifications and high-end interior finishes, all while maintaining operational continuity for the retail tenant.
Scope of Work
The Bath project involved a comprehensive range of construction, refurbishment, and design tasks, including:
- Retail Tenant Relocation: The existing Vodafone store was relocated to a newly refurbished basement area. This included fitting out new staff welfare facilities and meeting rooms.
- Structural Modifications: Demolition of internal partitions and the creation of new access routes to accommodate the residential layout.
- New Private Entrance: A dedicated residential entrance was constructed to provide separate and secure access to the apartments.
- Basement and Cycle Storage: Installation of practical storage areas to enhance the building’s amenities for future residents.
- Luxury Residential Fit-Out: The upper floors were converted into four high-specification apartments with bespoke kitchens, stylish bathrooms, and contemporary living spaces.
- Mechanical and Electrical Systems: New M&E systems, including upgraded ventilation, heating, and lighting, were installed to meet modern residential standards.
- Finishing and Decoration: Premium finishes, including designer lighting, floor-to-ceiling windows, and high-end fixtures, were added to create a luxurious and contemporary living environment.











Phase 1.
Basement Conversion and Retail Tenant Relocation
The first phase of the project focused on the relocation of the existing retail tenant, Vodafone, to the newly converted basement area. This stage was carefully executed to ensure the store remained fully operational throughout the refurbishment, with no disruption to trading.
The basement was transformed into a modern staff welfare and meeting facility, equipped with:
- New ventilation systems to ensure proper air circulation.
- Comfortable welfare areas for staff, including restrooms and breakout spaces.
- Private meeting rooms with contemporary finishes, designed to support the tenant’s day-to-day operations.
Crestel’s meticulous planning and execution ensured that the retail store’s functionality was maintained, with minimal disruption to customers and staff.
Phase 2.
High-End Residential Conversion
The second phase involved the full design and build (D&B) conversion of the upper floors into four luxury apartments. This phase included:
- One-bedroom apartment designed for modern city living.
- Two two-bedroom apartments offering spacious, stylish interiors.
- A three-bedroom penthouse spanning two floors, featuring spectacular views of Bath’s historic city centre.
To create a seamless residential experience, Crestel Projects constructed a new private apartment entrance. This addition provided secure and convenient access to the residential units, separate from the retail space below.
