Comprehensive industrial warehouse refurbishment in Biggleswade for Threadneedle – full D&B upgrade with modern offices and M&E enhancements
Crestel Projects recently completed a full design and build (D&B) refurbishment of a dilapidated terrace of industrial units located in Biggleswade, Hertfordshire. The £1.4 million project was commissioned by Threadneedle and carried out in collaboration with Savills and their mechanical and electrical (M&E) consultants. The project transformed the ageing units into modern, efficient, and tenant-ready premises, significantly enhancing their marketability.
Scope of Work
The project involved extensive structural and aesthetic upgrades, beginning with the removal of the original asbestos cement sheet roofing. This outdated material was replaced with a new composite cladding panel system, offering superior thermal insulation, weather resistance, and long-term durability.
Internally, the former dilapidated office areas were demolished, making way for the construction of new, modern ground and first-floor office spaces. These offices were fitted with bright, open-plan layouts, creating adaptable work environments suitable for a range of tenants.
To further enhance the building’s functionality, the project included the installation of new welfare facilities, such as WCs and break areas, designed to meet contemporary workplace standards.




Upgraded Features and Systems
The refurbishment included a full replacement of all windows, shop fronts, and industrial shutter doors, significantly improving the building’s façade and security. The new windows not only enhanced the building’s kerb appeal but also contributed to improved energy efficiency by reducing heat loss and allowing more natural light into the interior spaces.
Crestel Projects also delivered a comprehensive small power, heating, and lighting design package, carried out in conjunction with Savills’ M&E consultants. This included the installation of:
