Refurbishment and Reconfiguration Works

Project Overview
Crestel Projects Ltd were appointed to deliver Phase 1 of a major internal refurbishment and reconfiguration of the London Academy of Excellence, located within Tottenham Hotspur Stadium at Lilywhite House.
The project involved the transformation of extensive areas across the second and third floors, creating modern, acoustically robust learning environments, specialist music facilities and upgraded staff accommodation. All works were undertaken within a live, mixed-use building, above a supermarket and below Tottenham Hotspur FC’s operational offices.
Crucially, the entire scheme was delivered within a summer holiday shutdown, with zero tolerance for overrun ahead of the new academic year.
Scope of Works
Phase 1 comprised a comprehensive refurbishment across multiple zones, including:
- New library and central study hub
- Construction of new classrooms and teaching spaces
- Creation of staff offices, meeting rooms and support areas
- New medical/first aid room
- Upgraded WC and accessible facilities
- Sound-isolated music classrooms
- Individual practice and recording rooms
- Enhanced acoustic partitions, ceilings and doors
- Extensive builders’ works, partitions and suspended ceilings
- M&E, fire alarm, data and lighting alterations
- Full internal redecoration and finishes throughout
Key Challenges and Solutions

Programme Certainty
All works were required to be completed within a fixed holiday window. Delays to specialist mechanical equipment created additional risk to the critical path.
Solution:
Crestel re-sequenced the programme to prioritise enclosure, acoustic construction and key teaching spaces, enabling parallel progress and maintaining the handover date.

Acoustic Performance
Music and recording spaces were located adjacent to teaching areas and beneath third-party office accommodation.
Solution:
High-performance acoustic wall build-ups, box-in-box constructions, specialist doors and isolated ceilings were installed in line with BB93 guidance, achieving enhanced performance where required.

Live Stadium Environment
Restricted access, event-day constraints and complex logistics formed part of the operational challenge.
Solution:
A tightly managed logistics strategy was implemented, with controlled access routes, just-in-time deliveries and continuous liaison with building management.
