Project Overview

Crestel Projects successfully delivered the comprehensive refurbishment of two large industrial units at Fairfield Industrial Estate, Kingston upon Thames, transforming the assets into modern, efficient, and future-ready industrial spaces.

The project involved a full strip-out and renewal of the building fabric, services, and office accommodation, addressing end-of-life elements while significantly enhancing performance, safety, and tenant appeal. Following completion, both units now present as clean, robust, and highly functional environments, ready for immediate occupation.

Scope of Works

The refurbishment works were extensive and carefully coordinated to minimise programme risk while maintaining quality across multiple workstreams:

Safe removal of the existing asbestos-containing roof coverings, followed by installation of new high-performance composite roof panels to improve thermal efficiency, weather resistance, and longevity.

Electrical Power and Lighting Upgrade

Full electrical re-wire incorporating new distribution, power, and energy-efficient LED lighting throughout the warehouse and office areas.

Shutter Doors and Fire Safety Improvements

Installation of new power-operated industrial shutter doors alongside upgraded steel fire door sets, enhancing security, fire compartmentation, and regulatory compliance.

Office Refurbishment Works

Complete refurbishment of office accommodation, including new suspended ceilings, upgraded layouts, and modern finishes to create bright, functional working environments.

Flooring Works

Refurbishment of warehouse concrete floors and installation of new office floor finishes, improving durability, appearance, and usability.
