Complete warehouse refurbishment in Thornbury, Bristol – £1.1M D&B upgrade for Threadneedle with modern offices and energy-efficient systems
Crestel Projects successfully completed a full design and build (D&B) refurbishment of a dilapidated industrial terrace located in Thornbury, Bristol. The project, valued at £1.1 million, was commissioned by Threadneedle and carried out in partnership with Savills and their M&E consultants.
Scope of Work
The refurbishment involved a comprehensive overhaul to revitalise the ageing units and enhance their appeal for modern industrial use. The project began with the removal of the old asbestos cement sheet roofing, which was replaced with a robust and energy-efficient composite cladding panel system. This upgrade significantly improved the building’s thermal performance, weather resistance, and overall aesthetic.
To modernise the space, the dilapidated office areas were demolished, including the removal of the prefabricated concrete mezzanine floors. This allowed for the construction of new office spaces, complete with modern WC facilities and welfare areas. The new offices were designed to meet contemporary standards, providing potential tenants with bright, functional, and flexible working environments.










Modern Features and Enhancements
The refurbishment extended beyond structural improvements, incorporating a range of new mechanical and electrical systems. This included the installation of new heating and ventilation systems, designed in collaboration with Savills’ M&E consultants. These upgrades ensured compliance with modern energy efficiency regulations while providing a comfortable working environment.
To further enhance the functionality and visual appeal of the units, new windows were installed throughout the building. The team also designed and constructed a new entrance lobby, giving the industrial terrace a contemporary and welcoming façade. This upgrade not only improved the building’s kerb appeal but also aligned it with the expectations of potential tenants seeking modern, high-quality premises.
The interior spaces were fitted with new small power systems and LED lighting, enhancing energy efficiency and ensuring well-lit office and warehouse areas. These improvements were tailored to support flexible industrial operations, making the units suitable for a range of tenants
