Foxholes Business Park - Industrial Warehouse Refurbishment

Crestel Projects was appointed under a Design & Build contract to deliver the comprehensive refurbishment of two large industrial warehouse units at Foxholes Business Park.

The project was undertaken on behalf of Kennedy Wilson Real Estate, with professional oversight provided by SGL Chartered Surveyors, forming part of a wider asset-management strategy to reposition the buildings for future occupation.

The refurbishment addressed both the physical condition of the assets and their operational performance, delivering modern, robust industrial units aligned with current market expectations.

1. Project Overview

The works comprised a full refurbishment of two large warehouse units, including major upgrades to the building envelope, external appearance, drainage infrastructure, lighting, and internal finishes.

A key element of the project was the installation of a new over-roof system to the main building, significantly improving weather performance and long-term durability. Extensive cladding replacement and external respraying were undertaken to enhance both protection and visual impact, while internal upgrades focused on delivering clean, efficient, and lettable warehouse environments.

Delivered under a Design and Build appointment, Crestel assumed full responsibility for coordination, quality assurance, health and safety management, and programme delivery from commencement through to completion.

4. Key Challenges and Solutions

01.
Building Envelope and Weather Management

The installation of an over-roof system and replacement cladding required precise sequencing to maintain weather tightness throughout the works. Temporary protection measures and detailed programming were implemented to protect newly refurbished areas and ensure continuity of progress.

02.
Design and Build Risk Management

Operating under a Design and Build contract placed full design coordination and delivery responsibility with Crestel. Early design validation, close collaboration with specialist subcontractors, and proactive technical reviews ensured buildability, compliance, and cost certainty were maintained throughout the programme.

03.
Consistency Across Multiple Assets

Delivering a uniform standard of finish across two large industrial units required robust quality control. Detailed specifications, regular inspections, and close supply-chain coordination ensured consistency in coatings, cladding systems, lighting installations, and internal finishes.

5. Sustainability and Compliance

The refurbishment prioritised long-term asset performance and reduced maintenance liabilities. The new over-roof system and upgraded external envelope improve thermal efficiency, weather resistance, and durability, extending the lifecycle of the buildings.

Energy-efficient LED lighting was installed throughout warehouse and office areas, reducing operational energy consumption while improving illumination levels and workplace quality.

All works were delivered in accordance with current building regulations, health and safety legislation, and contractual compliance requirements, with structured inspections, documentation, and certification processes maintained throughout the project lifecycle.

6. Outcome

The completed refurbishment at Foxholes Business Park has successfully repositioned the assets as high-quality, modern industrial units ready for immediate occupation. The project demonstrates Crestel Projects’ capability in delivering complex Design and Build industrial refurbishments for institutional investors, combining technical expertise with disciplined project governance.

Crestel Projects would like to thank Kennedy Wilson for their continued trust and SGL Chartered Surveyors for their professional collaboration and support throughout the project.
